Is Shela, Ahmedabad Good for Living? An Honest Review
Is Shela, Ahmedabad Good for Living? An Honest Review
You've seen the hoardings. You've scrolled through the Instagram reels with drone shots of green balconies and "ready possession" banners. Your friend's cousin just booked a flat in Shela and won't stop talking about it.
But one question keeps nagging you at 11 PM: is Shela
actually a good place to live, or is it just good marketing?
Fair question. A flat is probably the biggest purchase of
your life, and nobody should buy one because of a brochure. So, let's skip the
sales pitch and talk about what living in Shela is really like: the good, the
not-so-good, and who it genuinely suits.
Where Is
Shela in Ahmedabad?
Shela is a fast-growing residential pocket in west
Ahmedabad, close to Bopal, Shilaj and the SP Ring Road side of the city. Ten
years ago, a lot of this area was open land. Today, it's full of township-style
projects, schools and new shops.
That one fact explains almost everything about living here,
both the best parts and the frustrating ones.
Benefits
of Living in Shela, Ahmedabad
1. It feels open and breathable
If you're tired of cramped lanes, honking and buildings
stacked shoulder to shoulder, Shela feels like a relief. Wider roads, planned
layouts and more open sky. Many families say the first thing they notice after
moving is how much quieter evenings feel.
2. More home for your money
Compared to established areas like Satellite, Vastrapur or
Prahlad Nagar, a 2
BHK in Shela has historically offered more space and better amenities
for the same budget. Clubhouse, garden, kids' play area, gym: things that used
to come only with expensive addresses.
Recent listings (October 2026) put 2
BHK flats in Shela at roughly ₹45 lakh to ₹70 lakh, depending on the
project, floor and carpet area (about 610 to 880 sq ft). Average rates in the
area are around ₹5,200 per sq ft. Many listings exclude stamp duty,
registration, GST and maintenance deposit, so always ask for the all-inclusive
figure.
3. Great for families with kids
Schools are a big reason families look at this side of the
city. Shanti Asiatic School (CBSE, Nursery to Class 12) sits on the SP Ring
Road side of Shela, and local listings also mention Apollo International
School, LDR International School, Shiv Ashish School and The New Tulip
International School. How close you'll be depends on the project: listings
quote anything from about 200 metres to a few kilometres to Shanti Asiatic
School. Our own buyers often ask about 2
BHK flats near Shanti Asiatic School, because a short school run
changes your whole morning routine.
4. Community-style living
In gated projects, you'll often find neighbours who are at
the same life stage: young families, first-time buyers, working couples. Kids
find friends downstairs, festivals like Navratri and Uttarayan actually feel
like community events, and you don't feel like a stranger in your own building.
Disadvantages
of Living in Shela
1. It's still developing
This is the biggest trade-off. Some parts of Shela are well
settled. Others still have construction noise, dust and half-finished roads. If
you want a fully mature neighbourhood with everything within 5 minutes, you may
need patience for a few more years.
2. You'll probably need a vehicle
Daily life here runs on a two-wheeler or car. Public
transport is limited compared to older parts of the city. If you don't drive,
plan carefully before committing.
3. Office commute can be long
If your workplace is on the other side of the city, check
the commute at your actual office timings, not on a Sunday afternoon. Do a real
test drive at 9:30 AM on a weekday before you book anything.
4. Quality varies a lot between projects
Shela has excellent builders and, like any fast-growing
area, some you should be careful with. Two flats a few hundred metres apart can
have very different construction quality, maintenance and legal clarity.
So, who
is Shela perfect for?
Shela is a great fit if you:
- Want
more space and amenities within a reasonable budget
- Have
kids and value open space and nearby schools
- Drive
or ride your own vehicle
- Are
buying for the long term, not a quick flip
- Prefer
a calmer, community-style lifestyle
Shela may not suit you if you:
- Need
a short walk to markets, metro or hospitals every day
- Work
in the old city and hate long commutes
- Want
a fully developed locality right now
Real-life
example
Take a couple in their early 30s with a 4-year-old and a
combined income that fits a 2 BHK budget. In an older central area,
their money might get them a smaller flat with no play space and a tricky
parking situation. In Shela, they could realistically get a flat with a
clubhouse, garden and a safe internal area for their child to cycle in. The
trade-off is a longer drive to work and a locality that's still filling in
around them. Whether that's worth it depends on how they value space versus
convenience.
(This is an illustrative scenario, not a specific
customer story.)
Checklist
Before Buying a Flat in Shela
- Visit
at three different times: morning, evening and a weekend. Notice
traffic, noise and water pressure.
- Check
the RERA registration of the project on the Gujarat RERA website, and
confirm the possession date.
- Ask
about the total cost, not just the base price: maintenance deposit,
parking, legal and registration charges, and society formation fees.
- Talk
to people already living there. Ten minutes with a resident tells you
more than ten brochures.
- Check
actual distance to your office, your kids' school and the nearest
hospital.
The
bottom line
Shela is not perfect, and any builder who tells you
otherwise is selling, not advising. It's a growing area that rewards buyers who
are patient, drive their own vehicle and want space and community more than
instant convenience.
If that sounds like you, it deserves a serious look. And if
you're still unsure, visit, talk to residents and compare two or three projects
before deciding.
