Carpet Area, Floor Plans and Possession: What Buyers Must Verify
You visit two flats on the same weekend. Both are priced
about the same. Both come with a glossy brochure, a smiling sales executive and
a sample flat that looks like a magazine shoot. Which one is the better deal?
You can’t tell yet. The brochure won’t show how much usable
space you’re paying for, what the sanctioned plan says, or what happens if the
handover runs late. The paperwork will.
That’s especially true when you’re comparing 2
BHK flats in Ahmedabad, where specifications and payment terms vary
from one project to the next. The Real Estate (Regulation and Development) Act,
2016, better known as RERA, brings more transparency to property deals. But it
can’t read the fine print for you. These are the checks worth finishing before
you part with any money.
1. Verify
the RERA Registration
Start by finding out whether the project is registered with
the relevant Real Estate Regulatory Authority, where the law requires it. In
Gujarat, you can search registered projects on the official Gujarat RERA website.
A registration number printed in a brochure proves nothing
by itself. Look the project up on your own, and make sure the registered name,
developer and location match the flat you’re planning to buy.
Then go through what’s published: the proposed completion
timeline, sanctioned plans and periodic progress updates. If the project has
registered changes or extensions, read those instead of trusting an older
brochure.
Registration is an important first step, but it doesn’t
replace a look at the title papers, approvals and agreement terms. If you’re
considering a 2 BHK flat for sale in Ahmedabad, this is the most reliable place
to begin.
2.
Understand the Carpet Area
Carpet area tells you how much usable space you’re really
paying for. Under Section
2(k) of the RERA Act, 2016, it is the net usable floor area of an
apartment. It leaves out external walls, service shafts, exclusive balconies
and exclusive open terraces. It includes the area covered by internal partition
walls.
This matters because advertisements love to quote different
numbers. Carpet area, built-up area and super built-up area are three separate
things. Before comparing two flats, find out which one is being quoted.
Say two flats are advertised at the same total area. That
doesn’t mean they offer the same usable space or an equally practical layout.
Put the floor plans side by side and compare the actual figures.
Ask the developer to put the unit’s carpet area on paper,
along with balcony or terrace details if they apply. Then confirm it matches
what’s recorded for the exact apartment you plan to book.
One more thing: carpet area is a measurement, not a promise
of how spacious a home will feel. Room proportions, window positions, furniture
placement and walking space shape daily comfort just as much.
3. Match
the Plans with the Possession Date
Now read the floor plan and the possession commitment
together. A brochure may show a lovely layout, but what counts is the
sanctioned plan and the specifications written into your agreement.
Start with the layout of your specific unit. Look at the
bedrooms, living and dining areas, kitchen, bathrooms and balconies. Confirm
the stated dimensions and find out which features are part of the agreed
specifications. If the sample flat differs from the advertised layout, ask the
developer to explain why, and get the answer in writing.
The sanctioned building plans matter too. Section
14 of the RERA Act deals with the promoter’s duty to develop the project
according to the sanctioned plans, layout plans and specifications, and it
limits changes made without the required consent. Knowing this helps you ask
sharper questions if your unit seems different from what was sanctioned.
Possession deserves equal attention. Check the timeline in
the agreement for sale and compare it with the dates published on the RERA
portal. Understand the payment schedule, the conditions for handover and what
happens if the flat is delayed. A sales pitch or a verbal assurance does not
override what’s signed.
If a flat is described as ready to move, ask for the
completion certificate or occupancy certificate. They serve different purposes,
so confirm which one applies to that project.
Here’s a simple rule: if a promise affects your apartment,
its specifications or its handover, ask where it’s recorded.
4. Your
Pre-Booking Verification Checklist
Before you pay anything, gather what you’ve learned and note
what’s still unclear. A checklist helps you compare projects objectively
instead of relying on memory or brochures.
- Project
registration: Search the project on the official RERA portal and match
the details.
- Apartment
area: Confirm the carpet area and keep it separate from other
advertised measurements.
- Floor
plan: Compare the layout, configuration and written specifications
against the sanctioned plans.
- Legal
papers: Ask for the title documents, approvals and agreement for sale,
and consider independent legal advice.
- Possession:
Confirm the contractual timeline and the completion or occupancy
certificate that applies.
- Total
cost: Request a written breakdown of the price, taxes, registration
costs, maintenance charges and any other dues.
- Payment
terms: Understand when each instalment is due and what the agreement
says about delays and cancellations.
Whether this is your first home or your fifth shortlist,
this list helps you ask sharper questions on site visits and make a better
final comparison.
Putting
the Checklist to Use
Happy
Uptown in Shela is one project you can run through this same process.
It is located at 45 MT Road, about 200 metres from VIP Road. The project page
lists its 2 BHK residences at approximately 1,260–1,300 sq. ft. A good first
question is whether that figure is carpet area, built-up area or super built-up
area. The page also covers amenities, construction specifications and RERA
registration details.
The published RERA registration number is
PR/GJ/AHMEDABAD/DASKROI/Ahmedabad Municipal Corporation/MAA13311/120424/311229.
Look it up on the Gujarat RERA portal yourself, and confirm the current project
status before you commit.
Ready for the next step?
Explore Happy Uptown, go through the project details and book a site visit. Use
that visit to ask questions, go through the paperwork and decide whether the
home truly fits your life.
A well-informed home purchase begins before the booking form
is signed. Know the numbers, understand the plans and read the possession terms
closely. When the paperwork and your expectations line up, you can decide with
real confidence.
